«غرفة التطوير العقاري»: 50% أقل مكسب استثماري حققه العميل سنويًا
قال طارق شكري، رئيس غرفة التطوير العقاري باتحاد الصناعات، إن السوق العقاري المصري يتمتع بجاذبية كبيرة للعملاء، مدعومًا بالعوائد الاستثمارية المرتفعة التي حققها المشترون خلال السنوات الماضية، حيث تجاوز أقل عائد سنوي 50%، ووصل في بعض المشروعات إلى ما بين 70% و80%. انخفاض محدود في النزاعات داخل السوق وأشار خلال مؤتمر «العقار المصري.. مصدر إلهام عالمي.. بوابة التصدير والاستثمار» إلى أن دراسة حديثة أظهرت أن سلبيات السوق العقاري المصري والخلافات بين العملاء والمطورين لم تتجاوز 1.5%، ما يعكس استقرار السوق مقارنة بقطاعات أخرى. مطالب بمد التيسيرات وخفض الفائدة وأكد ضرورة الحفاظ على استقرار القطاع العقاري من خلال استمرار التيسيرات الممنوحة له، مطالبًا بمدها من مايو 2026 إلى مايو 2027، إلى جانب خفض أسعار الفائدة إلى 10% بدلًا من 15%. كما أشار إلى أهمية خفض نسب إتمام المشروعات من 80% إلى 70%، بما يمنح المطورين مرونة أكبر في التنفيذ. تحركات لمنح مزيد من الحوافز وأوضح أن الغرفة تعمل على استصدار المزيد من التيسيرات والإعفاءات للمطورين بالتنسيق مع وزارة الإسكان، بهدف دعم النشاط العقاري وتعزيز قدرته على النمو خلال الفترة المقبلة.Anthropic disables access to Fable 5 and Mythos 5 to comply with government directive
